Terms of Service

Effective September 18, 2026

Plain English where we could manage it. The short version: LandScout is research software built on public records; verify before you buy; treat landowners well; subscriptions renew until you cancel from your account page.

1. Who we are and what this covers

MEC LandScout ("LandScout", "we", "us") is operated by MEC Media Co., an Alabama company. These terms govern your use of meclandscout.com and the LandScout service, including the free tier, paid subscriptions and any email we send you as part of the service.

By creating an account or using the service you agree to these terms and to our Privacy Policy. If you are using LandScout for a company, you confirm you may bind that company to these terms.

2. What LandScout is, and is not

LandScout is research software. It gathers public records and public datasets about undeveloped land, computes derived figures from them, and produces written assessments with the help of an AI model. It helps you decide which parcels deserve a closer look.

LandScout is not a real estate brokerage, an appraisal, a survey, a title search, an environmental assessment, a legal opinion or investment advice. Nothing on the service is an offer to sell land. No parcel shown is for sale unless its owner has said so through a channel of their own.

Before you buy, build on, or make any commitment about a parcel, verify it independently: walk it, get a survey, run title, consult the county, and talk to licensed professionals. We expect you to, and these terms assume you will.

3. The data and its limits

Parcel boundaries, owners of record, mailing addresses and appraised land values come from county assessor and GIS offices. Terrain, hazard, soil, wetland, timber, wildlife and census figures come from federal and state agencies. Each field in the parcel view names its source.

These records are public, they are collected by other people, and they contain errors, gaps and delays. Boundaries can be drawn wrong. Improvements go unrecorded. Owners change. Flood maps are revised. We refresh county data on a schedule and we correct mistakes we find, but we do not warrant that any figure is accurate, complete or current.

AI assessments are generated by a language model from those same fields. They can be wrong, and they can be confidently wrong. Their scores and verdicts are opinions produced by software, not facts, and they are not a substitute for your own judgment.

We provide the service and all data "as is" and "as available", without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose and non-infringement.

4. Landowners and how you may use owner information

Owner names and tax-roll mailing addresses are public records in Alabama. We display them so you can write to an owner about their land. We do not append phone numbers, email addresses or any non-public contact data.

You agree to contact owners lawfully and respectfully. That means:

  • Written mail is the expected channel. Comply with all laws governing any channel you use, including CAN-SPAM for email and the TCPA and Do Not Call rules for calls and texts.
  • One clear identification of who you are and why you are writing. No pretending to be the county, a bank, an attorney or the owner's family.
  • Stop when asked. An owner who says no is not to be contacted again through LandScout-derived information.
  • No harassment, no misleading claims about a parcel's value or condition, and no use of the data to locate or approach a person for any purpose other than a good-faith inquiry about their land.

If you are a landowner and want a parcel removed from our lists and assessments, email [email protected] with the parcel number. We will remove it whether or not the law requires us to.

5. Your account

Keep your password to yourself. You are responsible for what happens under your account. Tell us at once if you think it has been used without your permission.

One person per seat. A Free or Scout plan is for one individual. Pro includes the number of seats stated on the pricing page; each seat is one named person. Sharing a login is a breach of these terms.

You must be at least 18 to hold an account.

6. Acceptable use

You may use LandScout to research land for yourself, your company or your clients, and you may share individual parcel reports with the people you are working with on that parcel.

You may not:

  • Scrape, crawl, bulk-download or otherwise extract the dataset, or use automated tools against the service beyond the export features we provide.
  • Resell, sublicense, republish or redistribute the data or the assessments, or build a competing dataset or product from them.
  • Reverse engineer the service or its scoring, or probe or interfere with its security.
  • Use the service for any unlawful purpose, or to discriminate against any person in a way the law forbids.
  • Circumvent plan limits, including by creating multiple free accounts.

We may suspend or close an account that breaches these terms. Where the breach is minor and fixable we will usually warn you first.

7. Plans, billing and cancellation

Prices and plan limits are those shown on the pricing page when you subscribe. Payments are processed by Stripe; we never see your full card number. Sales tax is added where the law requires.

Subscriptions renew automatically, monthly or annually, until cancelled. You can cancel at any time from the Account page. Cancellation takes effect at the end of the current billing period and you keep access until then. We do not issue refunds for partial periods, including on annual plans, except where the law requires.

If a payment fails we will retry it and email you. If it keeps failing your account drops to the Free plan until payment is made. Your saved parcels, pipeline and searches are kept.

We may change prices with at least 30 days' notice by email. A price change applies from your next renewal after the notice period; if you do not want to pay the new price, cancel before then.

Usage limits (such as AI reports per month) are set out on the pricing page and may be tuned over time. We will not reduce a limit on a paid plan mid-period.

8. Ownership

We own the service, its software, design, scoring methods and the compiled database, and the written assessments it produces. Public records inside it remain public records; our rights are in the compilation, the derived fields and the assessments.

Notes, pipeline entries and saved searches you create are yours. You give us a licence to store and process them to run the service. We do not use your notes to train models and we do not show them to other users.

Feedback you send us may be used without obligation to you.

9. Limits on our liability

To the fullest extent the law allows, MEC Media Co. and its owners, staff and suppliers are not liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits, lost deals, or losses arising from a decision made in reliance on the service, even if we were told such loss was possible.

Our total liability to you for any claim arising from the service is limited to the amount you paid us in the twelve months before the claim arose, or one hundred dollars if you paid nothing.

Some jurisdictions do not allow certain limitations; in those places the limits apply as far as the law permits.

10. Your responsibility to us

You will defend and indemnify MEC Media Co. against claims, losses and costs (including reasonable legal fees) arising from your breach of these terms, your contact with landowners, or your use of the data in a way we did not authorise.

11. Changes to the service and these terms

We add counties, features and data sources continually, and occasionally retire things. We may change these terms; when we do, we will post the new version here with a new effective date and, for material changes, email account holders at least 14 days before they take effect. Continued use after that date is acceptance.

We may suspend the service for maintenance or to protect it. We will try to give notice and keep downtime short.

12. Governing law and disputes

These terms are governed by the laws of the State of Alabama, without regard to its conflict-of-laws rules. Any dispute will be brought in the state or federal courts sitting in Alabama, and you consent to their jurisdiction. Before filing, each side agrees to email the other a description of the dispute and to try for 30 days to resolve it.

If a court finds any part of these terms unenforceable, the rest stays in force. These terms and the Privacy Policy are the whole agreement between us about the service.
